Q1 2025 Sees Commercial and Multifamily Mortgage Debt Hit Record $4.81 Trillion
June 23, 2025

According to the Mortgage Bankers Association’s latest quarterly report, commercial and multifamily mortgage debt outstanding rose by $46.8 billion or 1.0% in the first quarter of 2025, reaching a historic high of $4.81 trillion. Of that, multifamily mortgage debt alone increased by $19.9 billion (0.9%) to $2.16 trillion, signaling a continued appetite for housing assets even as broader market conditions remain challenging.
This rise in outstanding debt comes despite a slowdown in new loan originations. Reggie Booker, MBA’s Associate VP of Commercial Real Estate Research, attributed the growth to the extended duration of existing loans and ongoing demand for real estate investments from institutional players. In other words, while fewer new deals are being struck, fewer loans are maturing or being refinanced keeping overall debt levels elevated.
The market’s resilience is supported by the presence of large institutional investors. The four dominant investor groups, banks and thrifts, GSE portfolios and mortgage-backed securities (MBS), life insurance companies, and commercial mortgage-backed securities (CMBS) conduits remain active in the debt space. Their long-term capital and tolerance for holding duration-heavy assets are key factors underpinning this debt growth trend.
For investors, the message is clear: even in a period of higher interest rates and tighter credit, CRE and multifamily assets remain attractive, especially for capital sources that prize yield and durability. However, this growth also implies increased refinancing risk in future quarters. Monitoring loan maturities and underwriting quality will be critical as the market adjusts to both macroeconomic and structural pressures.
