CCI Portfolio I, 2026 LP | Office-Backed Private Credit Facility
Location: Austin, Texas
INVESTMENT OPPORTUNITY OVERVIEW Capital Commercial Investments, Inc. (“CCI”) is seeking to raise $50 million in equity for CCI-Portfolio I, LP. This partnership will provide strategic working capital to over 54 institutional-grade partnerships within CCI’s portfolio. The markets in Dallas and Houston are accelerating rapidly and it’s time to position CCI’s assets for sale. CCI’s portfolio collectively spans more than 12.783 million square feet across 54 buildings and 6 land site with 482 acres of developable land. CCI’s portfolio basis of $2.2 billion comprises $750 million of equity and $950 million of senior debt and is 25% of projected stabilized values. We anticipate selling 15-20 buildings a year as assets achieve stabilized occupancy with a projected exit of $3.5-4.2 billion over the next 12-36 months. Initial Deployment & Strategic Stabilization The partnership will facilitate an initial capital draw of $10 million to be deployed as secured partnership loans across designated portfolio assets. These proceeds will be strategically allocated as follows: • Secured Lending: Approximately 50% of the initial capital will be secured by specific properties as soft second liens (with UCCs and senior lender approval) to resolve outstanding accrued payables. • Asset Optimization: Remaining funds will be utilized to cover carrying costs and for targeted assets getting ready to move to market over an 18-36 month stabilization period. The runway this creates will empower CCI to actively execute targeted leasing and disposition strategies, drive asset value, repay the funded capital, and monetize the investment. Facility Structure & Capital Recycling The facility is designed for maximum efficiency, providing the following structural benefits: • Subsequent Draws: Additional capital, up to $50 million maximum, may be drawn with 15 days advance written notice, subject to a minimum draw requirement of $5 million. • Capital Recycling: As loans are repaid to the partnership, up to 50% of these returned funds will be available to be re-drawn once.
